High quality photography, drone media and floor plans are vital to marketing your listing so I'm prioritizing these three services without busting your marketing budget. My 2 Scoop (0 - 3500sqft) includes up to 35 photos, 3 drone photos, standard floor plan with interactive floor plan, 2 twilight conversion, enhancing the sky, TV and fireplace with same day delivery all for $335.

The Two Scoop is for the majority of our homes 3500 sq ft and under. These homes are your typical home and need exceptional photos, drone photos, floor plan and twilight conversion photos. (15% package discount)
The Three Scoop is for the luxury home up to 5000 sq ft. These unique listings requiring all types of marketing. They need 50 photos, numerous drone photos/video, full floor plans and twilight conversion photos. (20% package discount)

As you know, listings in the WNC mountains must include drone photos and/or video. Our FAA licensed pilot, will capture breathtaking views and perspectives of your listing. Our drones provide the prospective buyer a view of the properties intricate topography, surrounding highlights and an irresistible vision of their future home! We included property boundary lines and destination markers.
Floor plans help a buyer visualize the layout, flow and size of rooms. The floor plan along with listing photos will allow the buyer to put themselves in the home. We offer basic floor plan is just the online and room names. Our standard floor plan includes room name, dimensions and fixtures. With the standard plan you can get overall GLA heated and unheated square footage. We also offer a 3D floor plan with furniture.

Straight answers about shoots, turnaround, and delivery.
Most shoots are delivered the SAME DAY! If video or virtual walk-thru videos are ordered, two to three day delivery is typical.
Prepare the house for photos by decluttering the kitchen & bathroom counters, turn on all lights, vacuum, mow the lawn, remove all pet items and pickup outside. A quick declutter goes a long way. The photographer will do a quick walk through with you before starting. I will move some things to improve a shot, but a home not ready will results in a $50 travel fee and a reschedule.
Most homes fall into this 1700 to 3500 sq footage. This package includes 35 interior and exterior stills, 3 drone photos, a standard floor plan, 1 twilight conversion, perfect sky, fireplace enhancement and TV replacement screen. Everything will be delivered in a custom website. All this and same day delivery!
A photo usage rights agreement, or license, grants a client or third party legal permission to use images while the photographer retains full copyright ownership.
When the client orders a package, please enter an accurate square footage. If we arrive and the homes square footage is different from the order, we reserve the right to adjust pricing accordingly. Example, you order the One Scoop (1700sq ft under) and the house is 2500sq ft, a price adjustment will be made on the invoice.
Real Estate Listings - payment is due in full upon receiving the photos. In most cases, your payment in full will unlock the project for downloaded. Airbnb - a 50% deposit is required by the day of the shoot and the balance is due upon receiving your media package. Payment will enable the download.
If you notify us the morning of the shoot and prior to the photographer leaving, there will be no cancellation or rescheduling fee for a residential listing appointment. Things happen... no worries. However, once the photographer has departed to the property or arrived at the home and the appointment is cancelled, a $50 fee will be charged. Airbnb & Short-Term Rentals Cancellations within 24 hours of the scheduled shoot time will result in a loss of the deposit. If the appointment is rescheduled, the forfeited deposit will be credited to the rescheduled listings balance due.
North Carolina sales tax guidance for photographers relies on Sales and Use Tax Bulletin 23 for digital property, backed by N.C. Gen. Stat. § 105-164.3. These bulletins, issued by the NCDOR, state that both physical and digitally delivered photographs, including associated session fees, are subject to sales tax. The NC State Sales Tax is 4.75% and the Avery County Tax is 2% for a total of 6.75%.
